ZTF Drops Conversion Bylaw and Central Truro Overlay

In January  we informed you of two OVERLAY districts the Zoning Task Force (ZTF) designed for Truro –  one in North Truro (“HOD”) and one (“ROD) for Central Truro and the north side of the Pamet basin west of Rt 6.  The “ROD” overlay was not presented in a warrant article and will not be on the warrant because “it had no value” according to the ZTF chair.

The North Truro Overlay will be on the Warrant and is finding mixed support and strong opposition mostly about water impacts,  health and density concerns.

At the same time, a zoning bylaw amendment was proposed to allow “conversion” of one family homes into as many as four (4)  multi-family and mixed used (residential / commercial) units  BY RIGHT (no appeal for abutters) and regardless of lot size. This generated many questions, especially to the Board of Health regarding septic, water protection regulations, and BOH regs requiring 10,000 sf per bedroom.  The article has been pulled from the Warrant.

Future consideration of either bylaw remains uncertain at this time.
